Hey Milk, I got a bunch of quotes from sod guys and the best deal (although not necessarily the cheapest) was $2460 for 12 500sqft pallets of the shade tolerant empire zoysia (a type of St Augustine) and all the prep work and fertilization that comes along with it. I just gotta rake up a bunch of leaves, finish leveling a few spots and trim back some of the oak branches and it can get done. I shouldn't be this stoked about lawn, but I am for some reason , oh yeah the guy was from "lovely" Seffner too

There's no tear up needed in this case, the yard is all regular topsoil, but there are spots with weeds and random strands of St Augustine, the guy was saying it's gonna take a two sessions of chemical spraying to clear the yard of everything and there are some spots that will require some of the exposed roots from the trees to be removed as well. I really don't want to do it, so all this OT I worked in the A/C was worth it
